Belinda Sinnott is a Partner in the Real Estate team, specialising in residential development.
She advises housebuilders, property developers, landowners and land traders of all sizes on the acquisition, disposal and promotion of both greenfield and brownfield development sites across the South East and beyond.
Prior to joining Gardner Leader LLP, Belinda acted for a number of the UK’s leading housebuilders while working at firms in London and Reading, gaining extensive experience across a broad range of residential development matters.
Her work includes drafting and negotiating a wide range of development agreements, including conditional contracts, sub-sale agreements, option agreements, promotion agreements and unconditional contracts. She also advises on overage arrangements, affordable housing disposals and associated transactions.
Belinda is known for providing clear, pragmatic and commercially focused advice. She works closely with her clients to support them at every stage of the development lifecycle.
Work Highlights
- Advising on the purchase of a serviced land parcel with the benefit of an outline planning consent for residential development which covered both the parcel as well as the wider development. The purchase contract included infrastructure obligations and step in rights. Advising on the purchase of a site with outline planning consent, with completion conditional upon expiry of the judicial review period, alongside related affordable housing and infrastructure arrangements.
- Acting for a client on the bulk disposal of residential plots to a private rented sector (PRS) investor.
- Acting for a promoter in connection with a promotion agreement for a greenfield site.
- Advising on an option agreement over a greenfield site, including negotiating planning, anti-embarrassment and sales overage provisions.
